Booking Conditions

These Booking Conditions form part of the contract between you and Luxury Portrush Holiday Homes. By making a booking, you confirm that you have read, understood and agree to these Booking Conditions.

The person making the booking (the lead guest) is responsible for the booking and for ensuring that all members of their party are aware of and comply with these Booking Conditions and any information or instructions provided during their stay.

Bookings may not be transferred to another person or party without our prior agreement.

BOOKING & PAYMENT

A 25% booking deposit is required to secure your booking. The deposit is refundable in accordance with our Cancellation Policy below.

The remaining balance is payable 30 days before arrival. For bookings made within 30 days of arrival, the full amount is payable at the time of booking.

Payment may be made by bank transfer or, by arrangement, by card payment link.

If payment is not received when due, we reserve the right to contact you to request payment and, if payment remains outstanding, to treat the booking as cancelled.

Any additional charges agreed after the original booking will be added to the amount payable.

CANCELLATION POLICY

We understand that plans can change and recommend that guests have appropriate travel or cancellation insurance in place.

If you cancel your booking more than 30 days before arrival, your booking deposit and any other accommodation payments made will be refunded in full.

If you cancel within 30 days of arrival, payments made are normally non-refundable due to the short notice and reduced opportunity to re-let the property.

However, we will make reasonable efforts to re-let the cancelled dates. If we are successful in rebooking all or part of your stay, we will refund the amount received from the replacement booking, up to the amount you originally paid for the corresponding dates.

Any refund will therefore depend on the dates successfully rebooked and the amount received for the replacement booking.

If, in exceptional circumstances, we have to cancel your booking because the property becomes unavailable, we will refund all payments made to us for the accommodation. We will not be responsible for other costs incurred by you in connection with the booking, except where liability cannot lawfully be excluded.

OCCUPANCY

The number of guests staying at the property must not exceed the number stated on the booking without our prior agreement.

Maximum occupancy is:

  • The Green – 12 guests

  • The Glynn – 12 guests

  • The Grange – 12 guests

  • The Grove – 14 guests

Only guests included in the booking may stay overnight at the property unless agreed with us in advance.

ARRIVAL & DEPARTURE

Check-in is from 4.00pm on the day of arrival and check-out is by 11.00am on the day of departure. This allows sufficient time for the property to be thoroughly cleaned and prepared for incoming guests.

Earlier check-in or later check-out may sometimes be possible depending on availability and cleaning arrangements. Please ask and we will accommodate this where we can.

CARE OF THE PROPERTY & DAMAGE

We ask guests to treat the property, its contents and equipment with care.

Please notify us promptly of any damage or breakages during your stay.

Minor accidental breakages will not normally be charged. However, guests are responsible for the reasonable cost of significant damage, breakages or loss caused by them or members of their party.

Please report any problem with the property or its equipment as soon as possible so that we have an opportunity to resolve it during your stay.

SECURITY DEPOSIT

A £100 refundable security deposit is required prior to arrival. Payment instructions will be provided before your stay.

The security deposit will be refunded following a satisfactory inspection of the property after departure.

Reasonable deductions may be made for significant damage or breakages, missing items, smoking in prohibited areas, or exceptional cleaning required as a result of the condition in which the property is left.

We reserve the right to request a higher security deposit for certain bookings. Where applicable, this will be advised in advance.

 

PARTIES, CELEBRATIONS & NOISE

Our properties are located in a residential neighbourhood and we ask all guests to respect our neighbours. We all need our sleep.

Parties and events are not permitted. Low-key gatherings with family and friends, such as birthday or anniversary celebrations, are welcome provided that maximum occupancy and noise restrictions are observed.

Excessive noise and loud music are prohibited. Please be particularly conscious of noise levels in outdoor and rear patio areas.

Quiet hours are strictly from 11.00pm until 8.00am.

Serious or repeated breaches of these requirements may result in the booking being terminated and guests being required to leave the property. In such circumstances, no refund will be made for unused accommodation.

Our properties are not party houses. We have good relationships with our neighbours and would very much like to keep it that way.

 

CHILDREN & INFANTS

Guests are responsible for taking reasonable care for their own safety and that of children and other members of their party.

Stair gates are provided for guest use, together with a cot and highchair.

Parents and guardians are responsible for supervising children at all times. For your own peace of mind, please feel free to move ornaments and decorative objects out of children's reach during your stay, replacing them afterwards.

 

PETS

Well-behaved dogs are welcome by prior arrangement and an additional charge of £30 per dog applies.

Please let us know at the time of booking if you intend to bring a dog so that the appropriate charge can be applied.

Dogs are restricted to the ground floor and must be kept off furniture. Please use the dog gate provided where appropriate.

Dog bowls, dog towels, dog beds, toys and leads are available for guest use.

Guests are responsible for cleaning up after their dogs both at the property and on the nearby green and surrounding areas. Please pay particular attention to removing dog hair from carpets and rugs before departure.

Any excessive cleaning or damage caused by a pet may be charged.

 

SMOKING & VAPING

Smoking, vaping and drug use are strictly prohibited inside the property and in the rear patio area.

Guests wishing to smoke should do so away from the property at the front or on the nearby green and must dispose of cigarettes and other items safely and responsibly.

An additional cleaning charge may be made where there is evidence of smoking or vaping in a prohibited area.

 

ELECTRIC VEHICLES

For insurance and safety reasons, electric vehicles must not be charged from the property's domestic electrical sockets or mains supply.

Dedicated EV charging points have been installed for guest use. Please use these facilities when charging an electric vehicle.

 

INFLATABLE HOT TUBS

For insurance reasons, inflatable or portable hot tubs are not permitted at the properties.

 

PARKING

There is parking for approximately two or three cars at each property, depending on the property.

Additional vehicles should use the communal parking areas located around the large green.

Please do not park in a way that causes congestion or restricts visibility for pedestrians and children.

Footpaths must be kept clear at all times, particularly for pushchairs, wheelchair users and mobility scooters.

 

LINEN, TOWELS & UTILITIES

Bed linen, towels, bathmats and tea towels are provided and included in the accommodation price.

Heating and electricity are also included, subject to reasonable domestic use.

 

DEPARTURE REQUIREMENTS

Guests are asked to leave the property in a reasonably clean and tidy condition.

On the morning of departure, please follow the departure instructions provided. These requirements help our housekeeping team prepare the property for incoming guests within the available turnaround time.

Exceptional cleaning required beyond a normal holiday-let changeover may result in an additional charge.

 

ACCESS TO THE PROPERTY

We respect our guests' privacy throughout their stay.

The owner or their representative may require reasonable access to the property where necessary to carry out urgent repairs or maintenance, investigate a reported problem, carry out an essential inspection or access the linen store.

Where reasonably possible, we will contact guests before entering the property.

 

PERSONAL BELONGINGS & SAFETY

Guests are responsible for taking reasonable care of their own belongings and for using the property, facilities and equipment responsibly.

We recommend that guests have appropriate travel insurance covering personal possessions, cancellation and other risks associated with their stay.

We cannot accept responsibility for loss, theft or damage to guests' personal belongings except where this results from our negligence or where liability cannot lawfully be excluded.

 

PROBLEMS & COMPLAINTS

We want you to enjoy your stay and ask that any problem or complaint is brought to our attention as soon as possible during your stay, so that we have an opportunity to investigate and resolve it.
